Finding the right place to live

At Oxley Property, we'll help you through every stage of tenancy. From finding a property to regular inspections and maintenance, we're commited to providing the best service for prospective tenants looking for a new home.

When finding properties, viewing appointments can be booked at a time that best suits you, including weekends and some evenings.

Once you've found the perfect place, you'll need to complete an application form for each adult tenant. In some cases, we'll require a guarantor if you're under 30 or have a low income. This is someone who will co-sign the Tenancy Agreement and will therefore be liable for the rent if you fail to pay.

The Moving In Process

Upon a successful application, we'll complete a credit and references check, prepare the Tenancy Agreement and other legal documents as well as agree a move in date and time.

All prospective tenants will then have a credit check & various references (Employer, Landlord, Character) will be obtained.

Repairs and Inspections

As your agent, we'll ensure repairs are carried out in a timely manner by our dedicated team of experienced tradesmen.

Regular visits are normally scheduled in order to ensure that you are happy with the property and that the property is being kept in good order. These visits are always pre-arranged with the tennant with 48 hours notice.

Tenancy Agreement

Deposit

A deposit of five weeks rent must be paid in advance. This is held by the TDS to cover damage , breakages, and any other liabilities under the terms of your tenancy agreement.

Inventory

Most properties that we let will have an inventory. This is a detailed list with date and timestamped photographs of the contents and condition of the property when you move in. By both the Landlord and Tennat agreeing that the inventory is correct at the start of the tenancy , will minimise the risk of any dispute at the end of the tenancy.

Rent

Rent is quoted by calendar month and payable monthly in advance, usually prior to the fifth day of the month payable by standing order.The tenant is also responsible for council tax, water rates, gas, electricity, TV licence and telephone bills.
