Finding The Right Tenant For Your Property

Property letting may seem simple in theory but in reality, a high level of attention is required to find the "right tenant" for a specific property. Property is recognised as a valuable asset and therefore careful consideration needs to be given to the level of service required by a managing agent. Oxley Property offers a personal service dealing directly with the owners of the business.

Oxley's will market your property for let locally and online via Facebook and OnTheMarket. This will allow your property to be seen not just by prospective tenants looking to move home within the area, but also those who are thinking of relocating.

All prospective tenants will then have a credit check & various references (Employer, Landlord, Character) will be obtained.

Levels of Service

Letting Only

This includes inspection, appraisal, marketing of your property, accompanied viewings and vetting of prospective tenants.

We'll prepare Tenancy Agreements, Notices, Inventory and Schedule of Condition for approved tenants, ensuring we meet all legal requirements along the way. We will also collect the first month's rent and bond which we'll credit to the landlord minus fees.

The responsibility of property management including maintenance and rent collection is passed to the Landlord.

Full Management

Full Management includes the services provided in Letting Only, In addition, we'll continue to manage and inspect your property throughout the tenancy, including the resolution of maintenance issues, within the management agreement, by our experienced maintenance team.

As Landlord, you'll recieve monthly accounts of all income and expenditures including the collection and processing of rental payments.

When the tenancy comes to an end, we'll liaise with the tenant to renew their tenancy agreement or check them out as applicable. This includes a post-tenancy inspection of the property.
